Le nu-propri\u00e9taire conserve cependant la possibilit\u00e9 de vendre ou de donner le bien, bien que l\u2019usufruit soit maintenu jusqu&rsquo;\u00e0 la fin du contrat d&rsquo;usufruit.<\/p><p>Dans la plupart des cas, l\u2019usufruit est viager, ce qui signifie qu\u2019il prend fin au d\u00e9c\u00e8s de l&rsquo;usufruitier. En effet, lors d&rsquo;une donation, seul le montant correspondant \u00e0 la nue-propri\u00e9t\u00e9 est pris en compte pour le calcul des droits de donation, et non la valeur totale du bien immobilier. Cela permet de r\u00e9duire la base imposable et donc les taxes \u00e0 payer. Plus l&rsquo;usufruitier est jeune, plus la nue-propri\u00e9t\u00e9 a une valeur faible, ce qui optimise la transmission du patrimoine en termes fiscaux.<\/p><p>Par ailleurs, le nu-propri\u00e9taire ne per\u00e7oit pas les revenus locatifs du bien durant la p\u00e9riode d&rsquo;usufruit. De ce fait, il n\u2019est pas impos\u00e9 sur ces revenus, qui sont int\u00e9gralement tax\u00e9s au nom de l&rsquo;usufruitier. Cet all\u00e8gement fiscal est un avantage non n\u00e9gligeable pour l&rsquo;investisseur, qui ne supporte aucune charge fiscale li\u00e9e \u00e0 l&rsquo;usage du bien tant que l&rsquo;usufruit est en place.<\/p><p>En ce qui concerne l\u2019<strong>Imp\u00f4t sur la Fortune Immobili\u00e8re (IFI)<\/strong>, seul l&rsquo;usufruitier est redevable de cet imp\u00f4t, car il jouit du bien. Le nu-propri\u00e9taire, lui, est totalement exon\u00e9r\u00e9 de l&rsquo;IFI pendant toute la dur\u00e9e de l&rsquo;usufruit.
